What is an EPC ?

Energy Performance Certificate

  • An Energy Performance Certificate is mandatory part of a Home Information Pack. The certificates are commissioned by the seller (or their agent) from an accredited Home Inspector or Energy Assessor, who visits the property to collect the relevant data and creates the certificate.
  • This data includes the date, construction and location of the house and relevant fittings (heating systems, insulation or double glazing, for example).
  • Energy Performance Certificates tell you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in band A.
  • The Certificate also tells you, on a scale of A-G, about the impact the home has on the environment. Better-rated homes should have less impact through carbon dioxide (CO2) emissions.
  • The average property in the UK is in bands D-E for both ratings. The Certificate includes recommendations on ways to improve the home's energy efficiency to save you money and help the environment.
  • Most sellers of newly built homes will have to provide a predicted assessment of the energy efficiency of the property, but a full Energy Performance Certificate should be provided to the buyer when the home is completed.

WHAT IS INSPECTED

The Assessor will require access to all rooms of the property to take measurements and photographs of the following.

  • Age and construction of the property                                           .   Boiler or main heat source
  • Hot water storage vessel                                                               Radiators or other heat emitters

  • heating controls and thermostats                                                   . Loft and wall insulation

  • Windows and Doors                                                                       . Conservatories

  • mechanical ventilation                                                                   .  Lighting

  • Solar panels

    Once all relevant information is attained the Assessor will upload this information onto the NHER site where your Energy Performance Certificate will be produced, this will the be lodged onto the Landmark site, where it may be accessed by any interested party.

       The EPC is an important part of the HIP and underlines the Government’s commitment to cut carbon   emissions. Here we feature some core facts about energy savings and how EPC recommendations can help cut fuel bills.

    Condensing boilers are the most efficient available as they waste the least amount of energy, converting over 90% of the fuel they use into useful heat compared to around 60% for an old conventional boiler. Further cost and carbon savings can be made by understanding and programming heating controls better — for instance, turning your heating down 1°C can knock 10% off your heating bills.
